What is being offered here is nearly all of the 135 acre PUD named Pelican Lakes. It includes Phases II-VII which works out to about 65 net usable acres. Net being land that you can actually build buildings, drives or parking on. There are two parcels in the PUD that are NOT included in this offering. Phase I was designed for 120 condo units of which 60 have been constructed. The balance of Phase I has been partially developed - the ground portion of the plumbing and electrical has been installed. Again, these partially developed condo lots are NOT included. The other portion of the PUD that is NOT included is the retail frontage located at the southeast corner of Burbank and Pelican Parkway. An investor can acquire Phases II-VII excluding the retail parcel in front of the existing Pelican Lake condos for $4.5 M or can purchase a 20 acre apartment site on the northwest side of Pelican Lakes Parkway for $3.4M if Burbank frontage is included or less if it is excluded. All utilities are available to the site and are extended down Pelican Parkway. No additional pumping stations are required. Pelican Lakes Parkway divides the net useable property roughly in half. The property on northwest side (to the right of the road when entering) has about 450' of frontage on Burbank and an extensive amount of frontage along Pelican Lakes Parkway. It also includes all the wetlands which have been delineated and for which a 404 permit has been obtained. If the developer follows the concept plan, he will not have to do any wetland mitigation. Of note, there is a portion of the property that was mitigated for wetlands that was never cleared. It will be necessary to update that permit with the Corps. The property on the southwest side (where the existing condos are located) does not have any wetlands on it. The balance of the property was envisioned as medium to high density residential. This is an exceptional location for a multi-use development that is primarily medium and high density residential but can be used for some retail and office as well. A view of the aerial for the area shows the site is at the epicenter of some of the most important employment and service centers in the Baton Rouge MSA. With the extension and widening of Staring Lane, the site will have excellent access to the respective employment and service centers. The property is 4 miles southeast of Tiger Stadium. While it may attract some LSU students due to its easy access to the campus, this is enough distance for the property to cater to a professional clientele particularly in the medical and academic fields. All factors considered, there are few, if any better development sites available in the Baton Rouge market area. Building price details: $65,000 - 75,000 Per Acre.
